The most common residential choice. Durable, low-maintenance, and available in a range of colors and finishes. Works well on most home styles.

Flush steel

Clean, flat surface with a modern appearance. Often chosen for contemporary homes or when a minimal look is preferred.

Carriage-house style

Style illustration · options vary by product

Traditional swing-out appearance with the convenience of a standard overhead door. Steel construction with decorative hardware.

Contemporary with glass

Style illustration · options vary by product

Aluminum frame with glass panels. Adds natural light and suits modern architecture. Insulation options vary by panel type.

What to think about before ordering

1

Measure the opening

A replacement door needs to match the rough opening dimensions of your garage. Standard residential openings are 8×7, 9×7, 16×7, or 16×8 feet, but older homes sometimes have non-standard sizes. We measure the opening, the headroom above it, and the side room available for the track before recommending a door.

2

Headroom and track compatibility

Track and opener clearance depend on the door and hardware selected. Tighter spaces may need a different track arrangement. We check headroom, side room, and backroom before ordering.

3

Opener compatibility

If you're replacing the opener at the same time, we discuss drive type and horsepower during the estimate. If you're keeping an existing opener, we verify that it's compatible with the new door's weight and size.

4

Permits

Requirements depend on current municipal rules and the scope of your project. Confirm requirements with the Village of Arlington Heights before work starts, especially if the opening or structure will change.

What the installation looks like

After you approve the quote, we order the door. Lead times vary by manufacturer and style — we give you an estimated timeframe when we quote. Standard steel doors typically arrive faster than custom or specialty doors.

On installation day, we remove the old door and hardware, install the new door panels and track system, hang and tension the springs, connect the opener, and test the full system. Ask us to include old door disposal in the quote if you need the old door removed.

After installation, we walk you through the opener settings, show you how to use the manual release, and confirm the door is balanced and moving correctly.

Common questions

Frequently Asked Questions

When does replacement make more sense than repair?

A structurally sound door with a failed spring or worn hardware may be a good repair candidate. Replacement is worth comparing when sections have substantial damage, compatible parts are unavailable, or the current door no longer meets your needs. Age alone does not determine the right choice. Ask for the condition findings and compare the full scope of each option.

How long does a garage door installation take?

Installation time depends on the opening, door size, track configuration, and any opener work. We confirm an estimated work window when scheduling after the site assessment.

How long does it take to get a door after ordering?

Availability depends on the selected manufacturer, size, finish, and options. Ask for a current supplier estimate before ordering; delivery and installation dates are confirmed for your specific door.

Can I keep my existing opener with a new door?

Usually yes, as long as the opener is in good working condition and compatible with the new door's weight. We check this during the estimate. If the opener is old or underpowered for the new door, we'll let you know.

Is insulation worth it?

Insulation is worth considering if your garage is attached to the house, used as a workspace, or located in a climate where temperature swings are significant. Insulated doors reduce heat transfer and can make the garage noticeably more comfortable. Window inserts add light but also affect insulation value — we can walk you through the trade-offs.

What's the difference between torsion and extension springs?

Torsion springs usually mount above the opening; extension springs generally run beside the horizontal tracks. The right system depends on door weight, available space, cycle rating, and manufacturer requirements. Both store substantial energy and require professional installation and service.
